When the architect builds for herself, the result is rarely a manifesto — and that restraint is what makes Studio Schicketanz‘s The Preserve I in Carmel, California worth examining. Designed by founder Mary Ann Schicketanz as a multi-generational residential compound for herself and her son’s family of four, the project compresses thirty years of sustainable practice into two modest volumes on a five-acre parcel carved from a former 22,000-acre cattle ranch. There are no gestures toward novelty here: only decisions made under genuine constraint, and a result that makes those constraints legible.

The site came with rules. The compound sits within a planned community managed by the Santa Lucia Conservancy and governed by a local Design Review Board that enforces native landscape protection, wildlife corridors, and dark sky standards. Mature oak trees dictated placement; ground disturbance was strictly limited. Schicketanz positioned the three structures — a 2,500-square-foot main residence, a 1,200-square-foot accessory dwelling unit, and a 900-square-foot garage — along the meadow’s edge, occupying the interstitial spaces between existing trees rather than clearing ground for a conventional footprint. The land reads as undisturbed. That is the point.

Two materials define the exterior conversation. The main residence is clad in natural light-toned horizontal timber boarding; the ADU and linking elements in dark vertically-oriented charred wood. The pairing is deliberate — the pale volume reads as additive, the dark one as recessive, allowing each structure to negotiate its relationship with the oak canopy differently depending on the hour and the quality of California coastal light. The contrast between raw and treated timber as a compositional strategy appears in other recent sustainable timber residential projects, including Talli’s Villa Margo in Helsinki, where dark linseed-oil-painted vertical boarding performs a similar act of tonal withdrawal against a forested backdrop.

Method Homes was the enabling condition. The selection of the manufactured housing specialist was not aesthetic — it was logistical and environmental. Off-site fabrication reduced on-site disruption to the conservancy land, compressed the construction timeline, and delivered the precision tolerances that passive house design strategies require. Both volumes are all-electric, equipped with solar and battery storage systems, and ventilated by heat recovery units that maintain indoor air quality without mechanical cooling. Wood stoves provide supplemental heat. The energy-efficient prefab home delivers 179% of the community’s power needs through its shared solar infrastructure — a figure that belongs on an energy audit, not a press release, and is more persuasive for it. Inside, the two units are formally distinct. The main family residence opens its living volume toward the oak meadow through full-height glazed corners — steel-framed, black-finished, wide enough to make the boundary between room and landscape genuinely ambiguous on a clear morning. The kitchen is organized around a walnut island with a white quartz top, paired with pale oak flooring that runs continuously through the plan. Dark cabinetry in the cooking zone and a freestanding wood stove anchor the composition without competing with the view. The art — figurative paintings, framed prints, a few ceramic objects — belongs to the family, not to a stylist, and it shows.

The ADU operates at a different register. Schicketanz’s own unit is more compressed, more curated, more specifically calibrated to the life of a single occupant who has spent three decades thinking about what a house actually needs. The freestanding bathtub positioned against a glazed door opening to a private courtyard is the kind of decision that comes from knowing exactly what you want — not from a program document. The bedroom reads through white linen curtains into the oak woodland beyond. It is the quietest room in the project, and the most considered.

Natural ventilation and daylight were prioritized over mechanical systems throughout both volumes. The skylight over the main kitchen delivers a concentrated shaft of afternoon light onto the countertop; the corner glazing in the living room captures morning sun from the east. Window placement was calibrated to the site’s solar geometry, not to elevation symmetry — a net-zero residential design discipline that is increasingly common in European practice but still relatively rare in American custom residential work at this price point.

The five-acre parcel on which the compound sits was once part of the grazing land of a historic Central California cattle ranch. Today it is managed as a nature conservancy that dedicates half its acreage to open space, operates existing wells rather than drilling new ones, and reuses treated effluent for irrigation in compliance with EPA WaterSense standards. Electric vehicles charge on-site. The community center, gardens, pools, and restaurant facilities are shared infrastructure — a collective resource model that reduces the per-household footprint of amenities that would otherwise demand individual building programs.

What The Preserve I ultimately demonstrates — and this is the claim the project earns rather than asserts — is that the most rigorous sustainable residential compound is not the one that announces its performance metrics most loudly, but the one that makes those metrics disappear into the quality of daily life. Schicketanz’s decision to build her own home within the same regulatory and ecological constraints she applies to client work removes the exemptions that most residential architects quietly grant themselves. The compound works not because it overcomes its constraints but because it was shaped by them from the start — and that discipline is visible in every material junction, every window reveal, every oak tree left standing exactly where it was.
