Designer Yara Lysiuk has transformed a trio of small, square apartments into a serene, gallery-like home for her family in Lutsk, Ukraine. Dubbed FOX Home, the 140 m² (1,507 sq. ft) space merges minimalist aesthetics with cutting-edge technology, creating a refuge from the visual noise of modern life. Completed in 2024, the project is a testament to Lysiuk’s bold vision—one that few of her clients dare to embrace.
Originally situated on the ground floor of a contemporary residential complex, the apartment faced a significant challenge: limited natural light due to small windows and its low position. Lysiuk’s solution was strikingly simple yet effective—she painted the walls, ceiling, and concrete floors in a uniform light shade. This monochromatic palette amplified the available light, bouncing it across surfaces to create an airy, expansive feel.
The open-plan layout, devoid of partitions, enhances the sense of openness. The master bedroom, bathroom, open wardrobe, and home office flow into one another like a carefully curated maze. A playful circular opening connects the mirror-symmetrical children’s bedrooms, encouraging interaction while allowing for future privacy adjustments.
True to her minimalist ethos, Lysiuk concealed all technical systems, ensuring an uncluttered visual environment. Air conditioning units are discreetly built into furniture, while ventilation and heatingrun beneath the floor. The kitchen features a silent hood with its motor tucked inside a cabinet, connected to an individual ventilation duct via hidden floor channels—eliminating both visual and auditory distractions.
Energy efficiency was another priority. The home incorporates a heat pump, LED lighting, and other modern technologies to reduce its environmental footprint. Even the smallest details, like recessed toilet flush buttons and concealed sockets, were custom-crafted by local artisans to maintain the space’s sleek, uninterrupted lines.
Lighting in FOX Home is deliberate and understated. Overhead fixtures are reserved for functional areas like the kitchen island, while indirect lighting projects onto ceilings, casting a soft, ambient glow. This approach not only enhances the minimalist aesthetic but also creates a calming atmosphere—perfect for unwinding after a long day.
The home’s interior design is a carefully curated mix of design icons and understated pieces from brands like Faina, Lapalma, Muuto, and Kartell, alongside accessible finds from IKEA. Lighting fixtures from Artemide and Linea Light add sculptural flair, while sanitaryware from Villeroy & Bochand Bruma blends seamlessly into the muted backdrop.
FOX Home is more than just a living space—it’s a statement on how minimalist design can coexist with advanced technology and family functionality. By stripping away excess, Lysiuk has crafted a home that feels both tranquil and dynamic, proving that less truly can be more.
