Stepped Volumes & Chukum: RA!’s Sustainable Vision for Hacienda Wabi in the Tulum Jungle

Jungle staircase at RA!-designed Hacienda Wabi in Tulum, Mexico: stepped stone volumes with Chukum finish amid tropical vegetation.

Ariadna Polo

Nestled deep within the lush embrace of the Mexican jungle near Tulum, Hacienda Wabi emerges not as an imposition, but as a whispered dialogue with the land. Designed by the visionary RA! design studio, this residential complex transcends conventional building, embodying a philosophy where architecture surrenders to nature. Drawing profound inspiration from the region’s ancient ruins, RA! crafts a contemporary settlement where the passage of time is poetically reinterpreted, allowing the structure to visually merge with its jungle context over the years.

An aerial perspective reveals Hacienda Wabi’s stepped volumes and central courtyard seamlessly merging with the jungle landscape near Tulum.

The project unfolds as an intricate array of stepped volumes, stairways, and terraces cascading organically. These forms, seemingly scattered yet meticulously planned, create a rhythmic silhouette that echoes the uneven canopy and fragmented light of the surroundings. At its heart lies a central courtyard, the vital nucleus from which access radiates to 15 bespoke apartments spread across three distinct levels. This core space is deliberately fragmented, dissolving into a network of smaller, intimate courtyards and hidden corners. Winding pathways invite exploration, ultimately leading residents to a vibrant, semi-public area anchored by a communal swimming pool and dedicated recreational zones – a social oasis within the verdant seclusion.

Natural ventilation and abundant daylight are not mere features but foundational principles of Hacienda Wabi. The deliberate stepping of the volumes ensures consistent cross ventilation breezes through every apartment, while strategically positioned openings flood interiors with dappled jungle light. Perimeter planters, integral to the façade design, actively encourage vegetation to climb and envelop the structure, reinforcing the core concept of architecture giving prominence to vegetation. This integrated landscape design ensures the building becomes a living tapestry.

Materiality is a testament to respect and locality. The sturdy base is constructed from rugged regional stone, grounding the complex in its terrain. Walls are finished with Chukum, a revered natural coatingderived from tree resin and sand through traditional plant-based processes. This ancient technique not only bathes interiors in a warm, enhanced brightness but significantly reduces the project’s carbon footprint. Complementing this commitment to sustainable design, solar panels discreetly installed on rooftops harness the abundant Mexican sun, promoting exceptional energy-efficient homes.

Neutral, earthy tones dominate walls and slabs throughout Hacienda Wabi, a deliberate act of visual restraint. This palette ensures the vibrant greens, browns, and textures of the surrounding jungle remain the undisputed protagonists. Vegetation is actively encouraged not just in the perimeter planters but flourishing within the central courtyard itself, accelerating the building’s gentle dissolution into the landscape. RA!’s passive design strategies, from orientation to material choice and natural systems integration, are paramount.

Here, luxury is redefined as harmony: architecture seamlessly blends with its environment through authentic local materials, intelligent passive design strategies, and an unwavering, direct relationship with the vegetation. It prioritizes the quiet poetry of everyday experience and an abiding, essential respect for the majestic landscape it calls home.
