UNStudio (UNS) has unveiled its vision for Central Yards, a transformative mixed-use development on the New Central Harbourfront that aims to redefine the urban fabric of Hong Kong. Developed by Henderson Land, this ambitious project spans a 4.8-hectare site and is anchored by a 400-metre-long “groundscraper” that seeks to bridge the gap between the city’s dense financial district and its iconic waterfront. By integrating sustainable architecture with cultural infrastructure, the development positions itself as a new symbolic gateway for the region.
A central feature of the proposal is the city’s first-ever private Broadway-calibre theatre, a cutting-edge venue designed by UNStudio to host world-class performances ranging from global premieres to flagship concerts. The theatre design goes beyond the traditional auditorium, featuring a dynamic, reflective facade and a series of flexible indoor and outdoor spaces that foster public engagement.

This cultural anchor is intended to celebrate both local arts and international productions, creating a diverse and inclusive destination for the Hong Kong community and global visitors. The architectural concept for Central Yards is defined by “The Bridge,” a horizontal structure that contrasts with the city’s vertical skyline to create a new, human-centric plane of activity.
This design philosophy prioritizes biophilic urban design, incorporating over 300,000 square feet of multi-level green space and the largest sky garden in the Central Business District. By planting more than 400 trees and 280 plant species, the project aims to enhance urban biodiversity while providing a lush, immersive environment that mitigates the local microclimate.

In addition to its cultural and ecological ambitions, Central Yards introduces a massive scale of premium office spaceand retail hybridity. The development will feature the largest office floorplates in Hong Kong, designed specifically for innovation-driven financial organisations and modern headquarters. The retail experience is equally forward-thinking, utilizing a “street-first” and promenade-led approach that merges indoor and outdoor realms through purpose-designed maisons and open terraces.
Sustainability and technological innovation are at the heart of the project, which has registered for the highest standards from nine of the world’s most respected green and smart building certifications. Innovative features such as “Urban Windows” are strategically placed to channel fresh air and daylight through the structure, optimizing energy efficiency and user well-being.

This commitment to sustainable design ensures that the development not only serves current needs but also establishes a resilient blueprint for future urban evolution. The realization of Central Yards is a collaborative effort between Henderson Land and an international collective of designers, including Lead8, AL_A, and PWP Landscape Architecture. As phase one prepares for completion in 2027, the project is set to become a vibrant hub where nature, culture, and commerce intersect. By turning the harbourfront into a round-the-clock center of energy, UNStudio and its partners are creating a legacy that redefines the possibilities of contemporary architecture in one of the world’s most dynamic cities.
